1. About These Terms

These Terms & Conditions govern your use of The House of Bhakthan website and your interactions with us in relation to accommodation, enquiries, reservations and permitted celebrations. By using this website or proceeding with a booking or enquiry, you agree to these terms together with any booking-specific conditions communicated to you.

2. Reservations & Bookings

Accommodation availability, pricing, payment terms, cancellation conditions and other reservation details may be provided through our booking partner or communicated directly to you. Where a reservation is completed through Airbnb or another third-party platform, that platform's applicable terms, payment rules and cancellation policies also apply.

A booking is considered confirmed only when the applicable booking process has been completed and confirmation has been issued. Guests are responsible for providing accurate contact, guest and booking information.

3. Rates, Payments & Charges

Rates displayed or quoted are subject to availability and may change before a booking is confirmed. Any applicable taxes, platform fees, deposits, additional guest charges, event charges or other fees will be shown or communicated as part of the relevant booking process.

4. Cancellations & Changes

Cancellation, refund and modification conditions depend on the rate, booking channel and terms accepted at the time of reservation. For bookings made through a third-party platform, requests for cancellation or modification should normally be handled through that platform. Any refund is subject to the applicable confirmed booking conditions.

5. Guest Responsibilities

Guests must use the villa, pool, furnishings, equipment and surrounding areas responsibly and with reasonable care. Guests are expected to comply with the property's House Rules, occupancy limits, safety instructions and any reasonable directions provided by the host or property representative.

• Only the number of guests permitted under the confirmed booking may stay at the property.
• Guests are responsible for the conduct of members of their group and invited visitors.
• Damage, loss or excessive cleaning caused by a guest or visitor may result in additional charges where permitted by the applicable booking terms.
• Illegal, unsafe or disruptive activity is not permitted on the property.

6. Celebrations & Events

Small celebrations are subject to prior approval, availability, guest limits, timing restrictions and any event-specific conditions communicated at the time of enquiry or booking. The website currently describes intimate celebrations for up to 25 guests, with events and pool use ending by 10:00 pm. Event arrangements may be subject to separate pricing and minimum booking durations.

Guests must not organise an event, party, commercial shoot or gathering beyond the agreed booking without prior permission.

7. Swimming Pool & Property Facilities

Use of the swimming pool and other facilities is at the guest's own responsibility. Children and anyone requiring assistance must be appropriately supervised. Guests should follow all safety guidance and avoid using facilities in an unsafe manner.

8. Check-in, Check-out & Access

Applicable check-in, check-out and access instructions will be provided with the booking or before arrival. Guests must follow these arrangements and should contact us promptly if they anticipate an issue with arrival or departure.

9. Website Information

We aim to keep photographs, descriptions, amenities, rates, availability and other information accurate and current. However, minor changes may occur due to maintenance, operational requirements or circumstances beyond our control. Images are intended to represent the property but may not reflect every detail at the time of a stay.

10. Third-Party Services & Links

Our website may contain links to services operated by third parties, including booking, mapping, messaging, review and social-media platforms. We do not control those external services, and your use of them is governed by their own terms and privacy practices.

11. Intellectual Property

Unless otherwise stated, the website design, branding, written content, photographs, graphics and other materials associated with The House of Bhakthan are protected by applicable intellectual-property laws. They may not be copied, republished or commercially used without permission.

12. Limitation of Liability

To the extent permitted by applicable law, The House of Bhakthan is not responsible for indirect or consequential loss arising from use of this website, third-party services, or circumstances outside our reasonable control. Nothing in these terms excludes any right or liability that cannot legally be excluded.

14. Governing Law

These terms are governed by the applicable laws of India. Subject to applicable consumer-protection requirements, disputes relating to these terms or direct services provided by The House of Bhakthan will be subject to the jurisdiction of the appropriate courts in Kerala, India.
